Terms and Conditions – On Booking
Tariffs
Tariffs are set and are subject to change without notice. No responsibility is accepted for errors and omissions contained on the website and ensuing correspondence with respect to bookings and tariffs.
Bookings
All bookings require a holding deposit of 50% of the total value of your accommodation at the time of booking. The outstanding balance is payable on or before arrival by either cash or credit card (1% surcharge applies for Amex Credit Cards). Bank cheques accepted by prior arrangement only. Late arrivals will need to settle their account in full prior to check in.
Cancellations
Your deposit, less a $200 booking fee, is refundable up to two months prior to your arrival date, three months for mid & peak season bookings. If you cancel your booking after that time your deposit will only be refunded if a substitute booking is taken for the property on the same dates.
Check in and departure times
Check in time is from 2.00pm on the date of arrival and the premises to be vacated by 10.00am on the day of departure.
Number of Guests
The premises must be kept clean at all times and the number of occupants must not exceed the number of beds provided for, or the number agreed to with the agent at the time of booking (whichever is the lesser amount).
Cleaning and Linen Changes
For bookings greater than ten days, the property will be cleaned and linen changed mid-stay, unless otherwise stated. Additional cleaning and linen changes can be arranged, an appropriate fee will apply.
Excess Cleaning
The property is offered in a clean, first class condition. On departure it is requested that all rubbish is removed and placed in bins provided and the property left in a clean and tidy state. An additional charge will be incurred for removing rubbish scraps and any excess mess from the property and cleaning considered to be in excess of normal will also incur an additional charge. Acceptance of these ‘Terms and Conditions’ will authorize the manager to deduct the costs from the credit card details provided by the guest.
Extras
Should you require a cot, high chair, pram etc please let us know and we can arrange the hiring of these items for you at an additional charge to the guest.
Keys
Loss or damage to keys, remotes, or alarm fobs will incur an additional charge. In the event that the office has closed and the keys are misplaced or left in the property an after hours call out fee will be incurred.
Pets
Under the local health regulations and Body Corporate Rules, no pets are permitted in rental accommodation.
Fax Service
Available through Zinc Properties Noosa.
Functions
Our accommodation is for residential purposes only. Functions are strictly not permitted and penalties apply.
Personal Property
No responsibility is taken by the agent or the owners for Tenants personal property.
Breakages or Damages
As the tenant you are responsible for all damages, breakages and loss incurred during the term of your occupancy. These must be reported and paid for – if found unreported the cost of replacement will be deducted from the credit card details provided by the guest.
Inspection
An inspection of the premises can be made upon demand by the owner or the agent.
Circumstances Beyond Control of Agent and/or Owner
We accept bookings in good faith as agents and as such we cannot be held responsible for circumstances beyond our control. The properties are presented in good clean condition, no refunds or relocations will be given should you find the property not to your personal liking. We make every attempt to promote the property and describe the property as it presents and Zinc Properties Noosa nor the Owner, will not be liable for any misrepresentations or misunderstandings at the time of booking.
In the event of any of the following, every reasonable endeavour will be make to find alternative accommodation.
- The property is sold or withdrawn from letting
- The tariff is increased after your booking but prior to your occupancy
- The property is altered in any material way ( this includes any renovation, change of furnishings, construction within close proximity to the said property)
Body Corporate Rules
Body Corporate Rules and Regulations must be complied with by guests and their visitors. These conditions are an agreement between the parties. Any infringement permits the owner or the agent to amend the rental or immediately terminate the tenancy. Please note, No Smoking is allowed inside the premises.
Proof of Identification/Security Bond
It is a requirement at the time of check-in that the guest who books the property with Zinc Properties Noosa provides Proof of Identification by way of Drivers License or Passport. A security bond is also required at time of check-in, this is generally a manual swipe of a credit card which is signed by the guest. The property will be inspected after the guest has vacated the property. Any extra charges that arise from damage/hire etc that have been incurred by the guest will be deducted from the security bond.
Injury
The Agent or Owner will not be responsible for any injury suffered to a guest, or visitors of a guest unless such injury resulted from the negligence of the Agent or Owner.
Acceptance of the Terms and Conditions
Payment of the holding deposit confirms your acceptance of the Terms and Conditions of the booking.
Terms and Conditions – On Check-In
Agreement
These terms and conditions shall be valid and binding on all guests and their visitors, whether signed by guests or other visitors or not, and represent the entire agreement between the parties and supersede any oral or written representation by any party.

Body Corporate
Guests and their visitors shall comply at all times with Body Corporate By Laws (where applicable) and with any other rules governing the behaviour and activities of guests and visitors.
Noise/ Nuisance
Guests shall not create or permit any noise or nuisance which is likely to interfere with the peaceful enjoyment of any other persons occupying other premises. Should our office receive complaints to this effect you will be requested to comply with this condition. Should we receive a second complaint you will be requested to vacate the premises and no refund will be granted.
Damage/ Cleaning
The premises shall at all times be kept clean and tidy and free of litter and shall not be damaged by guests or their visitors. Guests shall be responsible for the costs of rectification of any damage to the premises or contents. Guests will accept the determination of Zinc Properties Noosa as to the cost of relevant rectifications. Any rubbish over an above what will fit in the supplied exterior wheelie bins will incur a removal fee. Should the professional cleaners be required to do more than their usual clean due to the premises being left in an untidy state, you will be charged an hourly rate of $40.00 per hour for excess cleaning. If linen is missing from the property on departure a charge will be made to your credit card.
Where a bond has been paid such monies will be applied towards rectification of any damage to the premises or contents, replacement of any items missing, removal of rubbish as appropriate or other costs relating to the guests stay.
Call out for Tradesman
Should the Guest and/or their visitors request the attendance of a Tradesman at the Property for any reason whatsoever and such Tradesman subsequently advises the Owner and/or the Agent that their attendance at the Property was unnecessary because there was no fault requiring the attention of the Tradesman, the Guest shall pay all costs incurred by the Agent and/or the Owner in relation to the attendance of the Tradesman at the Property and hereby authorises the Agent and/or the Owner to apply the Bond towards payment of same.
Animals
No animals or birds shall be kept on or brought onto the premises.
Car Parking
Guests and their visitors shall use the designated car park for the relevant premises only and shall not interfere with the lawful use of the property by any other person. In all apartments there is one car park only.
Personal Loss
No liability is accepted in contract for loss or injury, debt, damage, delay, expense or inconvenience caused directly or indirectly by events beyond the agents or owners control, or which are not caused by neglect or default by the agent or owner.
Hire
Any extra items (e.g. cots, high chairs etc) are hired at request of; and at the cost of the guest.
Accounts
Any unpaid accounts (e.g. telephone accounts, hiring charges) shall be charged to your credit card unless other arrangements are made.
Functions
Functions of any sort (parties, weddings etc) are not permitted at the premises.

For Sunday or After Hours Check Outs please lock all doors / windows in the property & return the key/remote to Zinc Properties letter box number 2 at 28 – 34 Duke Street, Sunshine Beach.
