Where Do I Start, When Searching For A New Home?

Moving is a very stressful time in life and finding the right property can add to those stress levels. The following advise will help eliminate those wasted hours in the searching process. Research the area that best suits your needs via the internet. Decide what rental amount is within your budget. Do a checklist of what you require in a property? e.g., Do you require furnished or unfurnished? Is it air-conditioned? Do you have pets? Therefore are they allowed? Is the property fenced etc…

Once I Have A Short List Of Properties To Look At, What Should I Do Next?

Arrange a time to view the properties, giving yourself enough time between inspections for travel, if you are looking at more than one property. When viewing the properties be well presented and on time. Take this chance to really view the property, look for the things you require: fans, air conditioning, fridge space, fencing, phone/internet points, window furnishings etc.

What Do I Need To Do When I Make An Application On A Property?

Ensure you read the application carefully and all application information required, is completed for each occupant applying to live at the property (each person over the age of 18 years). Each applicant will also be required to supply appropriate supporting documentation (this includes current employment and income details plus identification). Once you have all the information required, summit your application to our office. We will only begin processing your application once all the required information has been provided.

How Long Does The Application Process Take?

Please allow 2 working days for processing your application, our office will be in contact with you once the application has been processed and we have been advised of the owner’s decision.

My Application Is Approved What Happens Next?

You will be asked to make a time with your Property Manager to come and sign your tenancy agreement, please allow at least 30 mins for this appointment.
Ensure you thoroughly understand each section of the agreement so you are aware of your responsibilities whilst in tenancy. You will be asked to pay a bond (normally 4 weeks rent) and 2 weeks rent prior to moving into the property. These funds must be paid in clear funds to enable you to collect the keys on your move-in day.

Things To Do Before Moving In!

Now you have signed the paperwork, it’s time to arrange your utilities connections, re-direct your mail and book removalists.

What Do I Do With The Entry Condition Report?

Upon move-in you will receive an Entry Condition Report, this needs to be carefully completed and returned to the office within 3 working days.

Do I Need Insurance?

Landlords have insurance over their properties, but as a tenant you must have your own contents insurance. The Landlords insurance does not cover your personal items for theft or damage.

How Do I Pay My Rent And When?

At the time of sign up for your tenancy agreement your rent payment options will be discussed. You must always be paid in advance. Failure to do so may result in you being in breach of your Tenancy Agreement, not only does this have a negative effect if you are wanting to extend your lease, but your future rental options.

How Will I Know When An Inspection Is Going To Be Held? Do I Need To Have The House Clean?

Routine inspections will be held during your tenancy, you will receive written notification of when the inspection is to be held. During your tenancy you are expected to maintain the property as per the condition when you moved in. Your periodic inspections can also influence on your lease renewal.

What Do I Do If I Have Maintenance/Repairs That Need To Be Completed While I’m Living In A Property?

Advise your Property Manager in writing when you become aware of maintenance or repairs. Your routine inspection is another good time to point out any items that may need to be attended to. Maintenance Forms are available on the Zinc Properties Noosa website.

If I Have An Emergency Repair What Should I Do?

An emergency repair should be immediately reported to your Property Manager, if it is after hours please call the after hours number for an office member. If you are unable to contact an office member your Tenancy Agreement will list nominated repair tradesmen.

If I Want To Break My Lease Can I Just Give Notice?

No, if you want to break your lease you must speak to your Property Manager and discuss your options. Remember your Tenancy Agreement is a legal binding contract.

When My Lease Comes Up And I Want To Move, How Much Notice Do I Need To Give?

You must give written notice to vacate via a Form 13 ‘Notice of Intention to Leave’. A minimum of 2 weeks prior written notice is required to vacate on the last day of your lease. However it would be ideal to provide your Property Manager with as much notice as possible.

When I Vacate How Do I Leave The Property?

This is where your entry condition report comes back into play. The property needs to be left, as far as possible, in the same condition it was at the start of the tenancy (refer to your Entry Condition report). This may include:

  • Professional cleaning of carpets & receipt provided (where applicable)
  • Where pets are approved have the property professionally sprayed for fleas & receipt provided
  • Repair any damage caused by tenant
  • Remove any rubbish from property
  • Mowing and weeding having regard for condition as per Entry Condition report
  • Remove all personal belongings from property
  • If I Have Any Problems During My Tenancy What Should I Do?
